Step by Step

Seller must be apprised of the Quad Program through John A. Mauney or their Realtor with full disclosure 

Retain John A. Mauney & Associates as counsel and deposit money in trust - 2,395.00 for fees and expenses

Parent Company LLC formation (fee includes Legal fee, filing fee to Secretary of State and invoice for corporate kit.  At the same time the Parent Company LLC is being set up the client will be given a questionnaire to fill out / withdrawel from trust 1,250.00)

Preparation of deed and recording fee for transfer of title to Parent LLC at the Register of Deeds (195.00 withdrawel from trust )

Preparation of Registration Package for the North Carolina Real Estate Commission in Raleigh (600.00 NCREC fee / 350.00 JAM fee withdrawel from trust )

Parent LLC having registered its property with the North Carolina Real Estate Commission can now lists it's registered property with a North Carolina Licensed Broker for placement on the MLS.  Realtor is given all documents to list and market as well as receive first contract.  All documents must be approved by John A. Mauney

Pre-Qualifying of seller and buyer with lender Quad Ownership Program

Legal Fees for Parent LLC's refinance of subject property Contemporaneously with application for acquisition loan from prospective buyer

At the time of the Parent LLC's refinance Funds disbursed for the creation of

Quad 1, LLC and Quad 2, LLC

Sale of Quad 1

mortgage reduction from sales proceeds: payment of closing costs and legal fees withdrawn 

At this time we set up remaining two LLC's

Sale of Quad 2

Sale of Quad 3

Sale of Quad 4

Terminate the registration with the North Carolina Real Estate Commission
